At Stepping Stone Rentals, we know that a soft landing involves much more than simply having an apartment lined up. The same goes for owners. Renting out your apartment might seem easy, until you’re dealing with a tenant stuck in a lift at 7am while you’re halfway across the world.
We also know that, as our name suggests, our properties are intended to be stepping stones: a way to make use of homes when they’re not in use, rather than contributing to the growing number of tourist rentals in the city. They’re a temporary solution, which is exactly why we launched our Long-Term Rental Search service (we’re still working on a shorter name – suggestions are always welcome!).
Today, we’ll take a look at the additional services that make Stepping Stone Rentals the first choice for both owners and tenants.
Setting the Scene – Furnishing Packages
Like so many of our homeowners, you may have just completed on a property but don’t have the time to stick around and get it picture-perfect before renting it out, we have a solution.
Very often, there are still loose ends to tie up, a few more years of work to finish, or simply unfinished plans back home before you’re ready to make the big move or retire in your new property. When coming back and forth isn’t as easy as jumping in the car, it helps to have your people on the ground (or, in our case, women on the ground!) who can prepare your property for renters – or have everything ready for your own arrival.
We offer three packages, depending on how furnished your apartment currently is, and your needs and expectations.
- Finishing Touches Package(Delivery, receipt, and setup): €150 + 21% VAT
- Medium Package(Kitchen essentials, bedding, and bathroom essentials): €300 + 21% VAT
- Full Furnishing Package(Beds, wardrobes, sofas, dining furniture, and more): From €1,200 + 21% VAT
- (Price may vary depending on the furniture selected, supplier, and whether a more comprehensive interior design service is required.)
We’ll start out with a video meeting, to discuss timelines, level of furnishing, budget and store preferences and go from there. We can also set up WiFi (with installation usually completed within the week!). If you need bits and bobs to be done, or someone to wait for deliveries ect we can also assist. These jobs are typically charged by the hour, and depend on our availability.

One of our main focuses at Stepping Stone Rentals is making sure properties don’t sit empty, while taking advantage of the wonderful homes Valencia already has to offer. It benefits everyone: the owner, the tenant, and the city itself. All of our properties are thoughtfully selected, personally managed, and belong to families, not corporations. Those families very often want to enjoy their homes too, which is why we remain flexible and work around the availability our owners provide. Because of this, many of our tenants eventually find themselves looking for a long-term property. As some may have discovered, though, that’s not always as easy as it seems.
Trawling through Facebook ads, waiting weeks for replies to Idealista messages, seeing the same too-good-to-be-true apartment that’s somehow always available… the search can quickly become exhausting. For new arrivals who haven’t quite unlocked that level of Spanish just yet, the whole process can be complicated, time-consuming, and frustrating. The good news? After helping many of you relocate Valencia, we’ve built relationships with local agents, landlords, and owners, making the search far less stressful for our clients.
We began offering our services as your representative in the long term rental search. We work directly with agents, coordinate viewings, and handle translations and accompaniment for all appointments. Typically, we can find a property within about a week. The cost for this service is €895 + 21% VAT, or 50% of one month’s rent if the monthly rental price is over €1,500. It’s a great way to get to know the different neighbourhoods, with someone that can give you real advice from experience. Avoid making first – time renter mistakes, and contact us to assist.
Making Spanish Bureaucracy Simple
Ahh.. my favourite, the empadronamiento. I’ve made it a personal goal to study the padrón appointments, after many trial and errors I pretty much know exactly what to expect. You can never be too confident though, I’m sure they’ll recharge in the summer and be back with more fun ways to surprise us. (Yay!)
If you’re not sure what I’m talking about, check out one of our previous blogs: “All About Empadrón: You’re Not Here Until You’re on the Padrón.” Read it here For many people, it’s the top priority when arriving in Valencia, the first step in their bureaucratic journey through Spain. And yes, it really is that important.
If you want to add an extra layer of difficulty to the experience, try turning up speaking little to no Spanish with only a vague idea of which documents you need. Honestly, give it a go, and there’s about a 50/50 chance you’ll actually get it done. There’s really no telling.
But if you’d rather avoid all that anxiety and stress, we highly recommend our Empadronamiento Service. We prepare and provide all of the supporting documentation (other than your rental agreement), accompany you to the appointment (7:10am sharp at the door!), and act as your translator until we finally get our hands on that all-important piece of paper.
Just don’t forget to scan it afterwards – our fee is non-refundable if you lose it… hehe. The service costs €130 + 21% VAT per household, regardless of how many appointments or return visits it takes to get you registered.
